Let us know whether the house is inside city limits or out in the county if you know it. If you have recently annexed into Inman or are buying a home there, say so, since it changes which office answers permit questions.
Mention any sounds in the chimney, water near the fireplace, or a cap you have seen lying on the roof or in the yard.

Inman publishes its own permit checklist, so this is one city where the homeowner can look before calling.
The City of Inman's City of Inman Planning, Zoning & Permitting links to a Do I Need A Permit? page and states that the Planning Director issues administrative permits for construction and renovation, including when a building permit is required. The city also says new permit applications and inspection requests are submitted through its Community Core portal and processed by SAFEbuilt.
A straight cap replacement is a small job. A crown rebuild, new liner or chase reframing is larger, and those are the projects to run past the city's checklist; ask the city whether your scope needs approval. Addresses outside city limits are handled by Spartanburg County instead.
What a cap does
A screened cap keeps rain off the inside of the flue, stops birds and animals from moving in, and catches embers before they land on the roof. The Chimney Safety Institute of America names those three functions for a well-designed cap.
An open flue lets water run down onto the damper and smoke shelf every time it rains, which over time rusts metal parts and stains masonry. A cap is the least expensive piece of the chimney system and protects the parts that cost far more to repair.
Cap types for Inman homes
Mounts over one clay tile that rises above the crown. It is the simplest style and lifts off for sweeping.
Covers several flues at once. It needs a crown that is sound and roughly flat enough for the base to sit securely.
Built for sided chimney boxes that hide a metal flue pipe. The lid sheds rain off the top of the box, and a separate termination cap belongs on the pipe.
For B-vent pipes from furnaces or water heaters. The cap must be listed for that vent under the 2021 International Residential Code (a model code), never a homemade screen.

Birds, squirrels and raccoons
A properly sized screen keeps birds, squirrels and raccoons from entering an open flue. The 2021 International Residential Code, a model code, limits spark arrestor openings to no more than half an inch, small enough to stop most animals that try to nest in chimneys while still letting smoke out.
If an animal is already inside, a cap should not be installed over it. Keep the damper shut, do not light a fire, and call us. Depending on what is in there, the homeowner may need a licensed wildlife removal service before the cap goes on, and we will tell you if that is the case.
Wear and damage
Replace the cap when the screen has rusted through, the lid has bent or split, the fasteners have let go so the cap rocks in wind, or the cap is gone altogether. Rust stains running down the brick below a cap can mean a painted or galvanized cap is breaking down, and a loose cap can end up in a gutter or the yard after a storm.
Also call if the screen looks packed with soot or creosote. A clogged screen restricts the draft, which can push smoke back into the room. Cleaning it is a job for a technician on the roof, because reaching a chimney top safely takes the right ladder setup and fall protection. Keep your own inspection to the ground, using a phone zoom or binoculars.
Step by step
We discuss your photo, fuel type and any symptoms by phone.
Tape goes across every opening on the roof, and the crown or chase lid gets a close look for cracks and rust.
You get a recommendation for the cap type, size and metal, and any repair we noticed is listed separately.
The cap is secured for wind and left removable for sweeping. Ask at booking if you want photos for your records.
Price drivers
Cost depends on flue count and size, cap style, metal choice, roof access, and whether repair is needed before the cap can be fastened. Chase covers are sized to the full top of the chase, so they are quoted differently from masonry caps.

Start with the City of Inman's Planning, Zoning and Permitting page, which links to its Do I Need A Permit? checklist. Applications go through the city's Community Core portal. If the address is outside city limits, Spartanburg County handles it instead.
A correctly sized screened cap stops them from entering the flue. The mesh must be small enough to block animals but open enough for smoke to exit. A cap is never installed over an animal that is already inside.
That is a chase cover, the metal top on a framed chimney. It works with a separate termination cap on the flue pipe. Rust or standing water on the cover is a reason to have it checked.
The flue still needs protection from rain and animals, and the opening has to stay clear for the gas appliance to vent. We check that the cap screen and size suit the appliance before installing. A blocked gas flue is a safety issue, so this is not a do-it-yourself job.
It can change which office handles permits, since city addresses go through Inman's permitting process instead of the county. The cap itself is chosen the same way. Mention the annexation on the call, and confirm with the city if your project needs a permit.
