Give us the full street address. Garden City has no town government, and depending on the address, the house may fall in Horry County or Georgetown County. That decides which county office handles any permit question.
A photo after a storm is useful even if nothing looks wrong to you. We can often spot a shifted cap or lifted chase edge from the picture.
864-727-7460 ↗Jurisdiction
It depends on the address. The Census counts the Garden City place in Horry County, but the Georgetown County Tourism Information page lists southern Garden City among the beach communities of its Hammock Coast. In practice, the county line runs through the area, so two neighbors can deal with different county offices.
Garden City is unincorporated. A 1983 SC Attorney General opinion, October 21, 1983 considered whether Garden City residents in Horry County could incorporate, and the community still has no town government. For Horry County addresses, the county's code enforcement department runs building inspection in unincorporated areas. For Georgetown County addresses, the county building office applies. Check with the county office for your address and the scope of the work.
ZIP areas 29576 and 29575 both reach Garden City and also cover Murrells Inlet and Surfside Beach, so a ZIP does not settle the county.
After a storm
Stay on the ground. From the yard, a deck or a neighbor's window, look for these:
If anything looks off, keep the fireplace out of use and call 864-727-7460. Debris or animals can get into an uncapped flue in a single storm.
Present, level, and with all screen panels in place.
Edges flat against the siding, no corners lifted.
Metal at the roofline still tight to the chimney.
New rust streaks or water stains.
Water, sand or debris in the firebox, or damp spots on nearby ceilings.

Wind
South Carolina has been hit by 168 tropical cyclones or their remnants since 1900, 42 at hurricane strength, according to the state climate summary. A loose cap can lift. We inspect what the cap will anchor to, whether tile, crown, brick or chase framing, and use the fasteners and method the cap or chase cover maker calls for, keeping any clearances a factory-built chimney's listing requires.
Materials
Galvanized steel rusts quickly in salt spray. We use stainless steel for most caps and covers and copper for owners who want its look. Fasteners match the cap metal. A powder coat adds color, but scratches should be touched up.

Short-term rentals
Ask whether the measure and install can be arranged around bookings. Ask your property manager to send a ground photo after each storm, and have the chimney swept and inspected at least once a year. Close the fireplace to guests if the top looks damaged.

Crown, tile or chase top, and any storm damage.
Storms can bend tiles and chase tops.
Secured per the maker's instructions with compatible fasteners.

Cost factors
After a storm, cost depends on what else was damaged: a lost cap alone is simpler than a cracked crown, bent tile or lifted chase cover. Material, flue count and roof height follow. We explain the factors after inspecting.
Screens
For a wood fireplace, the cap screen acts as a spark arrestor. The model code range is openings between three-eighths and one-half inch, with open area at least four times the flue opening. Salt film and soot build on mesh near the beach, so finer mesh clogs faster and slows draft. We stay in the code range and check the screen at each sweep. A direct-vent gas fireplace is different; its termination is the manufacturer's listed part and is replaced only with that model.
Caps, covers and access
Discuss your chimney top before scheduling.

It depends on where the house sits, because the county line runs through the Garden City area. Check your tax bill or county property record. That tells you which county office to call about permits.
Stainless steel or copper, rather than galvanized. Galvanized steel rusts quickly. Fasteners should match the cap. Ask the cap maker which of its products it rates for coastal exposure.
Anchoring follows the cap maker's directions, after the masonry or framing underneath passes inspection. No cap is storm-proof. Look at it from the ground after big storms.
Ground checks after storms, a yearly sweep and inspection, and closing the fireplace to guests if anything looks damaged. Cap work can be scheduled between bookings. Your manager can send photos.
The cap, chase cover edges, flashing, and the firebox for water or debris. Do it from the ground and keep the fireplace closed until the top is checked. Call 864-727-7460 to schedule.
Yes. An open flue invites birds, squirrels and raccoons, sometimes within days. If an animal gets in, it must be removed safely before a new cap goes on.
It depends on the damage. A bent cap with sound mesh and fasteners can sometimes be straightened and refastened. Rusted mesh or broken legs usually mean replacement.
The SC Attorney General issued an opinion that year on whether residents of Murrells Inlet and Garden City could incorporate. Garden City remains unincorporated today. That is why county offices, not a town, handle permit questions.
Yes. An unused flue still lets in rain, sand and animals. A cap keeps the flue dry and closed to wildlife whether or not you burn.
