If water shows up in the fireplace after rain, tell us. That symptom points to an open flue or a failed cap or chase cover, and it helps us plan what to bring.
Socastee has no town government. Unless your address is inside a city, Horry County is the office for any permit question.
864-727-7460 ↗Jurisdiction
Horry County, for unincorporated addresses. Socastee is a Census Designated Place, and the Horry County Code Enforcement page says the department's building inspection branch works in unincorporated areas. Check with the county office for your address and the scope of the work. The county's parks page places Socastee Recreational Park off Enterprise Road and says it serves residents in the southern end of the county, per Horry County Parks (Socastee Recreational Park).
ZIP areas 29588 and 29577 both overlap Socastee and the City of Myrtle Beach. If your property is inside city limits, the city office applies.
Rain in the firebox
An uncapped flue is an open pipe to the sky. Rain falls straight down it onto the damper and the firebox floor. Over time that rusts the damper, wets the smoke chamber mortar, and can produce a sour, sooty smell in humid weather. A cracked crown adds water to the brick. A cap with a solid lid fixes the flue part; crown repair fixes the rest.

Multi-flue hoods
When a chimney has two or more flue tiles close together, one hood can cover them all. Separate caps on each tile also work; the choice depends on the tile layout.
For a wood-burning flue under a hood, the model code in 2021 International Residential Code, Chapter 10 still applies: screen openings between three-eighths and one-half inch and open area at least four times that flue's outlet.
Sits on a sound, properly draining crown with screened sides around all tiles.
Wraps the outside of the chimney top, useful where tiles stick up at different heights or the crown is uneven.
Best when one flue is a gas appliance vent that must keep its own listed cap.
The lid must clear the tallest tile enough for every flue to draw.

Materials
Stainless. Socastee is inland from the oceanfront, but it is still in coastal air and gets heavy rain. Galvanized steel costs less and is the first to rust; once the zinc coating wears, rust stains the crown and brick and the mesh breaks open. Stainless lasts much longer. Ask the maker how its product is rated for coastal air. Black powder coat over stainless blends with dark roofs. Fasteners should match the cap.
Wildlife
A screened cap blocks birds, squirrels and raccoons from the flue. Rusted mesh is the usual way in on old caps, so stainless screens matter. Any animal inside must leave or be removed safely before the cap goes on; we never trap one in an occupied flue.
Storm checks
From the ground: the cap is present and level, the screen is whole, and the chase cover edges, if you have one, are flat. Inside: no water or debris in the firebox. If something looks wrong, keep the fireplace out of use and call 864-727-7460. Statewide, 168 tropical cyclones or their remnants have affected South Carolina since 1900, and inland communities still get the wind and rain.
Process
Fireplace, gas vent, or unused.
Seal or repair before anchoring.

Secured per the maker's instructions and the screen checked.

Cost factors
Whether a chimney needs one cap, separate caps, or a multi-flue hood is the biggest variable. A gas vent with its own listed termination, crown repair, material choice and roof access follow. We explain the factors before scheduling.
Chase tops
Then the top is a sheet-metal chase cover around a factory-built metal flue. Thin covers rust and sag, letting water pool and leak into the framing. A stainless replacement measured to the full chase top, sloped to drain, with a sealed storm collar stops the leak. The flue's round termination stays the model the manufacturer lists; we do not swap it for a generic cap.

For most Socastee homes, the answer is Horry County, since there is no town hall. Check your tax bill first, because the 29588 and 29577 ZIP areas cross into Myrtle Beach, and city addresses follow city rules.
Not a different type, but material and fastening deserve attention where wind and salt air are stronger. Stainless or copper with compatible fasteners, secured the way the cap maker directs, is the usual answer. Sheltered lots may need nothing extra.
Usually, yes. Galvanized rusts once its coating wears, staining the chimney and opening the mesh. Stainless lasts much longer. Once galvanized mesh rusts open, animals can get in, so a cheaper cap can cost more over time. A stainless cap also keeps the crown free of rust stains.
Yes, a fastened stainless screen keeps birds, squirrels and raccoons out. Animals already inside must leave first. Rusted mesh on old caps is a common way in.
Yes, a multi-flue hood can cover two or more fireplace flues. A gas appliance vent usually keeps its own listed cap. The hood must sit high enough for every flue to draw.
Rain in an open or poorly capped flue mixes with soot and wets the masonry, which can cause a sour smell in damp weather. A cap stops most rain from entering. A sweep removes the soot that holds the odor.
Timing depends on the cap. Custom chase covers and multi-flue hoods are made to size, so they need a measuring visit and an install visit. Crown repair can add time.
