Tell us whether the house is on the island, inside the Town of Pawleys Island, or on the mainland with a Pawleys Island mailing address. The town and Georgetown County are different offices.
If the home is raised on pilings or a tall foundation, mention it. Roof height changes the ladder and safety setup for the job.
864-727-7460 ↗Jurisdiction
Check before you call anyone. The Town of Pawleys Island is small, about seven-tenths of a square mile of land, while the Pawleys Island mailing area on the mainland is much wider and falls under Georgetown County. ZIP area 29585 covers both, so it does not settle the question.
For town addresses, the Town of Pawleys Island Building Department is at Town Hall, 323 Myrtle Ave, and handles building permits on the island. The town's site also lists an Architectural Review Board among its boards. Ask the building department whether your cap work needs a permit or review. For mainland addresses, the county building office is the place to ask.
Raised homes
The town's Town of Pawleys Island Ordinances and FAQ page says its development ordinance sets the Design Flood Elevation at 3 feet above FEMA's Base Flood Elevation in all flood zones, and the Town of Pawleys Island new dwelling permit checklist (PDF) measures the maximum mean roof height of 35 feet from the Base Flood Elevation, not from the ground. A roof can sit well above where it would on a mainland house.
That changes chimney cap work. Taller ladders or lifts, roof anchors and fall protection take longer to set up, and wind at that height is stronger. It is one more reason owners should not go up themselves. Access is often the single biggest factor in how long a cap job takes here.
Fastening
The same town checklist lists wind load design for new dwellings, a sign of the wind these roofs face. For caps, we inspect the tile, crown or chase framing and follow the cap or cover maker's fastening instructions, keeping listed clearances on factory-built chimneys.

Oceanfront materials
Oceanfront roofs take direct salt spray. Galvanized steel fails quickly there.

Does not rust and weathers to a dark patina. Copper runoff can stain light siding or masonry.
Adds color over stainless; touch up scratches promptly near salt.
Always matched to the cap metal.

Chase tops
On a framed chase, the chase cover can fail before the flue. Rust at the collar, a sagging center, or lifted corners let water into the framing. A cover measured to the full chase and made in stainless steel, sloped to drain, with a sealed storm collar is the usual fix. The round termination on a factory-built flue stays the manufacturer's listed model.

Rental upkeep
Ask whether the visit can be arranged around bookings. Have the chimney swept and inspected at least yearly and after big storms. Ask your manager for ground photos of the chimney after each storm, and close the fireplace to guests if the top looks damaged.

Cost factors
Access is often the largest factor on raised island homes, since ladders, lifts and fall protection take time to set up. Material choice, chase cover size or flue count, and any crown or chase repair follow. We explain the factors after we look at the roof.
Screens
For a wood-burning flue, the cap screen acts as a spark arrestor, with openings between three-eighths and one-half inch under the model code. Salt film and soot can clog mesh faster near the ocean, so we stay within that range and check it at each sweep. A direct-vent gas fireplace has a listed termination that is replaced only with the maker's model.

The town covers only the island area, about seven-tenths of a square mile of land. Mainland homes with a Pawleys Island address are outside the town and fall under Georgetown County rules. Your tax bill shows which.
The Building Department at Town Hall, 323 Myrtle Ave, handles building permits for town addresses. Ask it whether your cap work needs a permit or review. Mainland addresses go to the county.
Stainless steel or copper, with compatible fasteners. Galvanized steel rusts quickly in direct salt spray. Copper can stain light surfaces below it. On island roofs, the chase cover and cap should be the same grade so neither part fails first.
With the method the cap maker specifies, after we check that the tile, crown or chase framing is sound. Chase covers follow their own maker's directions.
Yearly sweep and inspection, ground checks after storms, and closing the fireplace to guests if anything looks wrong. Ask whether visits can be arranged around bookings. Ask your manager to send ground photos after each storm so a shifted cap is caught early.
Raised homes put the roof higher, so ladders, lifts and fall protection take longer to set up. Wind is also stronger up there. That access time is often the biggest part of the job.
Yes. A brick chimney with clay tiles takes a screened cap fastened to the tile or crown, or a hood bolted around the top. We check the crown for salt-damaged mortar first.
The town lists an Architectural Review Board among its boards, so ask the Building Department at 323 Myrtle Ave whether your cap needs review. Bring the cap size, metal and finish.
