If the chimney is on a condo, townhouse or other shared building, tell us who controls the roof. An owners' association or property manager usually has to approve roof work and arrange access.
For a single-family house, a photo of the chimney top and the side of the house that faces the ocean wind helps us judge material and fastening.

The City of Myrtle Beach Construction Services Department page says the department handles building permits, plan review, construction inspections, trade permits and property maintenance enforcement, and it keeps a folder of permit and floodplain documents. For a straight cap replacement, call that department with the address and a short description before the work.
Several ZIP areas overlap the city, including 29577, 29572 and 29579, and some of them reach into unincorporated Horry County. A Myrtle Beach mailing address does not always mean city jurisdiction.
Materials
Salt spray speeds up corrosion on bare steel. Galvanized caps, which already rust inland once their coating wears, tend to fail faster near the ocean. Stainless and copper are the usual choices here.
Fasteners matter as much as the cap. A stainless cap held by plain steel screws loosens once the screws rust.
Resists rust far longer than galvanized. Ask the cap maker how its product is rated for oceanfront exposure.
Does not rust; it darkens and develops a green patina. Higher cost, chosen for looks and long life.
Adds color. Scratches should be touched up, since the coating protects only where it is intact.

Shared buildings
On shared buildings, the roof and chimneys may be common elements. The association or manager decides who can go on the roof, what insurance contractors need, and whether a cap change must match the rest of the building. We need that approval and access arranged before scheduling. Some buildings have several factory-built flues in one chase; each termination stays the manufacturer's listed model, and a shared chase cover is sized to the full top.

Tropical weather
South Carolina has been hit by 168 tropical cyclones or their remnants between 1900 and 2024, including 42 at hurricane strength, according to the NOAA/NCICS State Climate Summary, South Carolina. A cap on rusted or failing anchor points can leave in high wind. We inspect the tile, crown or chase framing, choose fasteners compatible with the cap maker's instructions, and keep any clearances a factory-built chimney's listing requires.
Storm recovery
From the ground or a window, not the roof, look for a cap that is missing, tilted or bent, a chase cover with a lifted edge, or flashing that has pulled away. Inside, look for water in the firebox or new ceiling stains near the chimney. Do not light a fire if the cap or flue looks damaged. Call 864-727-7460 to ask about an inspection.

Stainless grade or copper, with matching fasteners.
Secured per the maker's instructions and the screen or termination checked.

Cost factors
We quote each chimney after measuring. Building height and access arrangements on shared buildings, the number of flues or chase terminations, cap material, and any crown or chase cover repair are the main factors. Copper costs more than stainless. Owners and associations get the factors in writing before work.
Wind-driven rain
Coastal storms push rain sideways, and summer sea-breeze thunderstorms add heavy bursts. The State Climatology Office notes a rainfall maximum parallel to the coast, about 10 to 20 miles inland, driven by those sea-breeze storms. An open flue collects that water, which rusts dampers and fireboxes and soaks masonry. A cap with a lid that overhangs the screen by a few inches keeps most wind-driven rain out. On a chase, a cover that slopes to the edges keeps water from pooling around the flue collar.

The city's Construction Services Department handles building permits, plan review and inspections, so call it with your address before work. Describe the cap, the chimney type and whether it is a house or a shared building.
Stainless steel or copper, not galvanized steel, which tends to rust quickly in salt air. Ask the cap maker how its product is rated for coastal use. Whatever the metal, the screws should match it, or the fasteners rust and the cap works loose.
We inspect the anchor points and secure the cap as its maker directs, keeping listed clearances on factory-built chimneys. No cap is storm-proof, and a secure one is less likely to leave. Check it after every major storm.
Yes, once the association or manager approves the work and arranges roof access. If the chimney is factory-built, the listed termination stays in place. We work with the building's requirements.
From the ground, look for a missing, tilted or bent cap and lifted chase cover edges. Inside, look for water in the firebox. Do not use the fireplace until the top is checked.
A cap with a solid lid and a generous overhang keeps most rain out of the flue. Very strong wind-driven rain can still get some water past it. A cap also blocks leaves and animals.
Send the street address, a ground photo of the chimney top, and whether the building is a house or a shared building. For condos, add the association or manager contact. That tells us the chimney type and who must approve access.
The flue on a factory-built fireplace already ends in a termination its manufacturer lists, and any replacement has to be that listed part. The chase cover around it can be replaced to size. The association must approve roof access first.
