Your street address tells us whether to raise the overlay question. The City says it has seven historic overlay districts, and a short call to planning staff can save a cap from being reordered.
Two pictures help most: a close zoom of the chimney top and a wide shot of the facade. Together they show the flue count and how visible a new cap would be from the sidewalk.
864-727-7460 ↗Overlay districts
The City's Design Review Board page says there are seven distinct overlay districts with additional criteria for development, and that no work may be done in the overlay districts without a Certificate of Appropriateness.
That wording is broad. Whether the City treats a like-for-like chimney cap as work needing a certificate is not spelled out on the page, so we do not decide it for you. If your property is inside one of the seven overlays, contact City planning before scheduling and describe the cap. If the answer is yes, the certificate comes before installation. The City of Florence Design Review Board plans and ordinances has the City's plans and ordinances.
Locating your parcel
The City's plans and ordinances page groups its overlay districts there, but district maps follow parcels. The quickest route is to give City planning your address or tax map number and ask which district, if any, applies. Do not rely on a neighbor's answer; adjacent lots can fall on different sides of a boundary. Once you know, keep that note with your house records for future exterior projects.
Paperwork
Ask us whether these can be supplied in writing after measuring. We do not file applications for you or speak for the City on outcomes.

Flat-top, hip lid, or a wide cap over several flues.
Footprint and the height the cap adds above the tile.
Stainless, black-coated stainless or copper.
Clamp-on to the tile or anchored into the crown.

Older masonry
We look at the top courses of brick, the crown, and each flue tile. Mortar that has washed out of the top joints, a crown with open cracks, or a tile that rocks will not hold a cap well. We explain the condition and recommend repairs first when needed. Repairs in an overlay may also need City review. Our South Carolina chimney services hub explains masonry repairs that often go with a cap.
Pee Dee storms
The NOAA and NCICS State Climate Summary counts an average of 26 tornadoes a year in South Carolina between 1995 and 2024, and the State Climatology Office says tropical storms or hurricanes affect the state in most years. Inland, these bring bursts of heavy rain and gusty wind. Rain down an open flue rusts the damper and wets soot. Gusts can loosen an undersized cap. A properly sized, fastened cap with a solid lid handles both.
Wildlife
Yes. Most mesh caps double as animal guards, and a low flat-top model keeps the outline close to an uncapped chimney. The mesh openings set by the model code for wood-burning flues stop most birds and mammals. If an animal is already in the flue, it must leave before the cap goes on; we never cap an occupied flue.
Pricing
We do not post flat prices, because caps are sized and chosen per flue. The main factors are the number of flues and their sizes, the metal, whether the cap is a stock size or made to order, and how hard the top is to reach. In an overlay, a reviewer may favor a particular style or finish, and a custom copper cap costs more than a stock stainless one. Repairs found at the top, such as a cracked crown, are quoted as separate lines so you can see what each piece of work costs. If a certificate is needed, ask how long the quote stays valid while the City considers it.

The City describes seven overlay districts with added development criteria. Ask City planning which one, if any, includes your parcel. We do not determine district boundaries.
If your home is in an overlay, check with the City first. In an emergency, ask staff what temporary steps are allowed. We follow their answer.
We cannot predict review outcomes. Copper is one option owners consider on older homes, and staff can tell you if a material is preferred. Bring both options to the conversation if unsure.
Yes. Outside the seven overlays, check with the City for your address and scope. Neighborhood covenants can still apply, so check your deed restrictions if you have them.
Partly. A lid handles water entering through the top opening, but brick, crown cracks and roof flashing are separate leak paths. We check each of those during the visit so the cap is not blamed for a flashing problem.
We cannot tell you what the City would do. The City's page says no work may be done in the overlays without a certificate, so the safer path is to ask first. A short call costs less than replacing a cap later.
List the cap style, outside dimensions, height above the flue tile, metal and finish, and how it attaches. Add a photo of the current chimney top. Ask whether we can supply those details after measuring.
