What to Tell Us About a Simpsonville Chimney

Rust streaks running down the siding below the chimney top, a stain on the ceiling near the fireplace, or a dent in the metal top after a storm all help us understand what failed.

If you have the fireplace's paperwork or can read the model plate, keep it handy. It is the fastest way to identify the correct termination cap for a factory-built unit.

Is a Rusted Chase Cover or Chimney Cap Leaking in Simpsonville?

On a house with a factory-built fireplace, the chimney you see is a wood-framed box with siding, called a chase. The metal sheet across its top is the chase cover, and the round or square hood on the flue pipe is the termination cap. Owners often call both of them the chimney cap.

The difference matters when water shows up. A flat chase cover can hold standing water, and once its finish wears away it rusts. Rust stains on the siding, or soft framing near the top, point to the cover. A wobbling, dented or missing hood on the pipe points to the termination cap. Replacing the wrong part leaves the leak in place.

Replacement covers are usually built to the chase's measured size, with a raised center or slope so water runs off and a collar sized to the flue pipe.

Masonry

Chimney Cap Installation on Simpsonville Brick Chimneys

Brick chimneys take a different cap. A single-flue cap fastens to the clay tile that rises above the masonry top, and a top-mount cap covers the whole crown. We measure the tile and check the crown before suggesting either.

On a wood-burning fireplace the screen also stops embers. Code limits on screen opening size, and the requirement that the screen come off for cleaning, both shape which cap we suggest (2021 International Residential Code, Chapter 10 (R1003.9.1 caps, R1003.9.2 spark arrestors)). A flue serving a gas furnace is a different case and needs a listed gas vent cap.

Local offices

Do Simpsonville Permits or Historic Rules Affect a Chimney Cap?

The City of Simpsonville keeps its forms, permits and applications on one Forms and Permits page (City of Simpsonville Forms & Permits). Check with the city for property-specific approval before the work. Addresses outside city limits fall under Greenville County instead.

Greenville County's historic preservation list includes Hopkins Farm at 3717 Fork Shoals Road in Simpsonville. Most homes are not individually designated, but if yours is, check with the county before changing anything visible on the roof.

What Our Technician Checks Before Replacing a Simpsonville Chase Cover

A tape measure across the chase top comes first, because a replacement cover has to overlap the siding on every side. The technician also notes where the flue pipe exits, since the collar position is built into the new cover rather than cut on site.

Next comes the wood under the old cover. Soft or dark sheathing means water has been getting past for a while, and that framing needs repair before a new cover is fastened down. You hear about that before any work starts, along with the cover material and the price.

Finally the termination cap gets a look. If its screen is torn or its hood is bent, replacing the cover alone leaves the flue open.

Animals

Can a Simpsonville Chimney Cap Keep Animals Out?

A flue without a screened cap is an open, sheltered shaft. Birds, squirrels and raccoons can get in through a missing cap or a torn screen, and a chase cover rusted through at the edges can let them into the framed box itself.

The fix comes in order. Any animal inside has to be out first, because capping a chimney with an animal in it traps it. SCDNR says wildlife control in South Carolina is the property owner's responsibility and lists wildlife control operators (SCDNR Problem (Nuisance) Wildlife). After that, a cover and a screened termination in good condition close both routes.

Pricing

What Drives Chimney Cap and Chase Cover Cost in Simpsonville?

A custom chase cover costs more than a stock single-flue cap because it is built to the chase. Galvanized and stainless covers differ in price and in how long they resist rust. Any rot in the framing below a failed cover is separate carpentry work. We measure before we quote.

If the chimney is brick rather than sided, our main chimney cap installation guide page explains masonry cap options. Leak sources beyond the top of the chimney are covered on the South Carolina chimney services hub.

Why is there rust running down the siding on my Simpsonville chimney?

Rust streaks usually come from the metal chase cover at the top. When its coating wears off, standing water corrodes it and drips down the siding. A replacement cover with a slope or raised center sheds that water.

Is it the chase cover or the cap that is leaking?

It can be either, and a technician has to see both to tell. Stains around the fireplace with rust on the siding point to the cover, while water inside the firebox with a damaged hood points to the termination cap. Call 864-727-7460 and describe both.

Can I put any cap on my factory-built fireplace pipe?

No. Termination caps on factory-built chimneys are generally matched to the fireplace manufacturer's system. The model plate helps us identify the right part rather than a generic cap.

Does Simpsonville require a permit for a new chimney cap?

Check the city's Forms and Permits page or call the city if you are inside limits, or Greenville County if you are outside them. For larger work such as framing repair, ask before the job.

Should a replacement chase cover be galvanized or stainless?

Stainless steel costs more up front and resists rust far longer than painted or galvanized steel. Galvanized covers can be a reasonable budget choice if they are sloped so water does not sit on them. We will show you both options with prices once the chase is measured.

Will a new chase cover stop squirrels getting into the chimney?

The cover closes the top of the chase, and the screened termination cap blocks the flue. Both have to be intact. If an animal is already inside, it needs to be removed first; SCDNR says wildlife control is the property owner's responsibility.
