Corrosion resistance
Stainless steel and copper both resist corrosion well; copper costs more and weathers to a patina. Coated caps cost less, but once the coating fails a rusted screen can let animals in between tenants.

For a rental, tell us who owns the property, who manages it, and how tenants should be contacted for access. We schedule around that rather than showing up on short notice.
For an owner-occupied home, a photo of the chimney top and a note on what you burn are enough to begin.

The City of Clemson requires rental houses, duplexes and townhouses to pass an annual livability inspection and hold a rental permit.
According to the city's City of Clemson Rental Housing page, the permit period runs July 1 through June 30, the owner or agent must be present at the inspection, and current occupants must get 24 hours' notice for renewal inspections. Any items noted on the inspection report must be corrected and the unit re-inspected before the permit is issued. Check the city's posted checklist for what inspectors look at; a cap is a separate maintenance decision either way.
For an owner, the practical question is timing. If a chimney top needs work, scheduling it away from the inspection window avoids juggling a contractor visit and an inspection in the same week. A cap keeps rain and animals out of a flue that tenants may use. If a fireplace is not meant to be used, tell us: before any cap goes on, we confirm whether anything still vents into the flue and how it should be ventilated.
City permitting
The City of Clemson's permitting page says building permits are required for new construction, repairs and renovations, and its building safety page lists reroofing among the work subject to permits. Contractors also need a state license and a city business license. Ask the city's Planning and Development office whether your scope needs approval.
Larger chimney work, such as rebuilding a crown or reframing a chase, falls more clearly under repairs and renovations. Clemson spans Pickens and Anderson counties, and addresses outside city limits go to the county where the property sits.
Matching the cap to the property
Stainless steel and copper both resist corrosion well; copper costs more and weathers to a patina. Coated caps cost less, but once the coating fails a rusted screen can let animals in between tenants.
The 2021 International Residential Code, a model code, expects spark arrestor screens to be removable for cleaning, so the cap we recommend is one a sweep can lift off.
Wood fireplaces need a screen with enough open area for draft. Gas appliance vents need a cap listed for that vent.
If the unit has a metal fireplace inside a sided chase, it takes a chase cover plus a termination cap made for that chimney system.

Indirect signs
Clues that reach an owner second-hand include a musty smell from the fireplace, water or leaves on the hearth, a damper that has started to rust, or scratching in the wall near the chimney. Any of those is worth a photo request to the tenant or a look from the yard during your next visit.
Ask tenants not to climb onto the roof or poke anything up the flue. If an animal may be inside, the fireplace should stay out of use and the damper closed until we look, and some cases call for a licensed wildlife removal company before a cap is installed. Once the flue is clear and capped, the screen keeps the problem from returning.
Scheduling around tenants
Cap work happens on the roof, so tenants may not need to move anything inside. We still need the fireplace out of use on install day and someone to confirm nothing is burning, and current occupants should get the notice your lease requires. If you prefer, schedule during a vacancy between leases.
Our technician measures each flue, checks the crown or chase cover and installs the cap. If you will not be on site and want photos for your records, ask whether they can be arranged when you book.
Cost factors
Flue count and size, cap style and metal, roof height and pitch, and any crown or chase cover repair. Managing several properties? Send photos of each chimney, and we can discuss them on one call. Our chimney cap installation guide page covers cap types in more detail, or call 864-727-7460.

That depends on what the city's checklist covers, so read the posted checklist for the exact items. A cap does keep rain and animals out of the flue, which prevents damage tenants may notice. Treat it as maintenance rather than an inspection item.
No, as long as access is arranged and the fireplace is not in use. The work happens on the roof. If you want photos afterward, ask whether they can be arranged when you book.
The City of Clemson Planning and Development office at 1250 Tiger Boulevard handles permits for addresses inside the city. Addresses outside city limits go to Pickens or Anderson County, depending on location. We can help you figure out which applies.
Stainless steel and copper both resist corrosion well, and copper costs more. Coated caps cost less but can rust once the coating wears. The flue size and fuel matter as much as the metal.
Possibly, after we confirm whether anything still vents into it and how it should be ventilated. Once that is clear, a cap can keep the flue dry and free of nests. How you close off or label the fireplace inside is a separate decision.
A look from the ground at each lease turnover is a practical habit, plus a check after any strong windstorm. A technician can check for rust and loose fasteners during routine chimney sweeping. Ask tenants to report water or noises from the fireplace promptly.
